PLOTS LEASING
PITT
is the property of the Timis County
Council and consists of a land surface about 18.37 ha, completely
equipped with international standard infrastructure of “green field
sites”. PITT offer refers to the leasing of 25 plots, with dimensions sized between 950 square meters (sqm) and 8420
sqm. The total free for concession
surface is about 10.78 ha.
The Timis
County Council approved an advantageous facilities package
to the investors of The Technological and Industrial Park Timisoara, in the
purpose of supporting the development of SME’s, including:
Exemption for the concession fee
for a period of maximum 24 months, until
the investment functioning, with the observance in stages of the following
periods:
First stage: the designing and obtaining
notifications period (pre – execution period) -
8 months;
Second stage: the construction period
(execution) – 7 months;
Third stage: the functioning period – 9
months.
Ownership of the land / the possibility
to buy the land after a period of 11.035 years of production, under the
circumstances within the concessionaire sets working the investment ahead of
the schedule, after the accomplish of all the obligations assumed according to
the concession contract and the integral payment of the concession fee value
for 11.035 years,
at that time can begin the direct negotiation procedure for
buying the land;
Concession
of a surface smaller than the entire plot with concession fee only for the
occupied surface, with the condition to occupy the whole plot in maximum 3
years;
The
possibility to divide the plot;
The possibility to merge the parcels, until the limit of the surface of
one zone (4 ha);
The
possibility to sell the business after a period of 7 – 10 years of production
activity;
Renting
offices, conference and protocol room, for a short period, without charge in
the
Concession fee – 4 Euro / sqm / year
Fields of activity that are accepted in
PITT:
Software;
IT &
Communications;
Electronics
and electrical technology;
Automotives
and other types of industries that are utilizing advanced and non polluted technologies;
Other
production activities using slightly polluting technologies;
Designing, researching & development
activities;
Logistics;
As
a consequence of the plenum session from the 31st of January 2006,
the Timis County Council has approved the tariff of 1,5 Euro / sqm / month, respectively 5,50 RON / sqm / month for renting the non viable land within the
Industrial and Technological Park Timisoara.
